  • Lakewood Village Property Owners Association, Inc. (LVPOA) is a “mutual benefit corporation”, operating under and subject to the provisions of the Missouri Statutes dealing with Nonprofit Corporations. The initial papers of incorporation were filed on the 6th day of October 1970.

    Lakewood Village has a total of 156 units consisting of a Townhouse building with six units, 68 patio court homes (in duplex arrangements) and 82 single-family detached residences. The Village has a wide range of amenities for its members. They include an attractive clubhouse (which can be rented by members), swimming pool, lighted tennis courts, basketball goal, playground area with equipment and some spacious open common grounds.

    As a homeowners’ association, all owners are expected to take pride in the appearance of the property, including the yard and landscaping.

    Annual Dues: Amount and Policies

    Annual Dues are: $500 per year (or $250 semi-annually)

    1. Dues are paid annually or semi-annually. In times of very difficult financial circumstances an owner may submit a written request to the Board to authorize other arrangements. If a request is granted, the delinquency dates will be adjusted.
    2. Annual dues are due January 1 and are delinquent if not paid in full by January 31st. Semi-annual dues are due January 1st and July 1st and are delinquent if not paid in full by January 31st and July 31st.
    3. Make checks payable to: LVPOA or Lakewood Village Property Owners Association. Mail your dues to: LVPOA, P.O. Box 14702, Springfield, MO 65814. Payment may be made on the website LakewoodVillagepoa.com; please note a processing fee will be required.
    4. If the dues are not paid by the delinquent dates (January 31st and July 31st) a $25 late fee will be added each month until the dues and late payments are paid in full.
    5. Property owners whose dues are 30 days delinquent will forfeit use of all facilities including the Clubhouse, swimming pool, trash pick up services as well as voting privileges. The non-use of facilities and services does not relieve members’ dues obligation.
    6. If dues become 90 calendar days delinquent, lien procedures may/will be initiated, and the owners will be responsible for all filing fees and costs incurred.

    Due are not considered to be Paid in Full until all dues, online fees, late charges, liens, etc. are paid.

    Moving In or Moving Out

    It is the hope of the LVPOA Board that individuals in the process of purchasing property in Lakewood Village will be informed about the Association, its benefits, policies and expectations for members. We are a “covenanted community” of homeowners.

    When we learn of newcomers moving to the Village, efforts will be made for the Welcoming Committee to extend a greeting and provide information that will help them adjust to the new life here. New residents can secure additional information from the President or any member of the Board.

    When you plan to move out of Lakewood Village, please contact the President so we can keep our records up to date.

    Trash Service – Recycling – Holiday Schedule

    Trash service, included in the property owners’ annual dues, is provided by Republic Services. Currently, trash pick up takes place in Lakewood Village on Mondays. ****There are additional charges for trash outside of bin.

    Recycling Pick up is available through Republic Services for a fee to be paid by the property owner. A 95-gallon cart is provided by Republic Services and recycled items are picked up every other Monday. To make arrangements for recycling pick up, contact Republic Services: 702-735-5151.

    Holiday Schedule – Trash pickup will run one day late on the following holidays: Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day and New Years Day.

    Special Notices

    The Association assumes no responsibility for the safety of anyone using the tennis courts, swimming pool, clubhouse, playground and/or the surrounding Association property.

    LVPOA By-Laws are available on the website, but may be changed by the membership at the annual business meeting. Board Administrative Policies may be changed by the Board of Directors. All changes are included in the Information Booklet which is distributed prior to the annual business meeting.
